How to actually do the job
Getting units, handling documents, staying inside local law, running viewings that convert. Each market is different — we write it down for each market.
Condo capital of Southeast Asia — but the paperwork has its own personality. Here's how agents run it cleanly.
Local law, the parts that bite
- Foreigners can own condo units (not land) — up to 40% of a building's units. Foreign buyers ask constantly; know the quota of the tower you sell in.
- Rent Control Act covers residential units at ≤ ₱10,000/month in Metro Manila — increases capped at 7%/year. Most of your expat stock sits above it, but know when it applies.
- Security deposits: the market norm is 1 month advance + 1–2 months deposit. Deposits must be itemized and returned — put deductions in writing.
- Associations rule: condo corporation dues, parking rules and move-in fees live with the building, not the owner. Always check the master deed and association dues before quoting.
Documentation that closes deals
- For sales: Condominium Certificate of Title (CCT) + latest tax declaration + real property tax receipt. Verify at the Registry of Deeds — uncancelled liens kill deals late.
- For rentals: government ID of the owner (or SPA — Special Power of Attorney if you sign for an overseas owner), association clearance, and a move-in permit for the tenant.
- Foreign tenants: passport + visa is enough for a lease, but buildings with long-stay policies may want an ACR (alien registration) copy — ask the admin office first.
- Put every agreement in writing on our e-sign flow: deposit terms, dues responsibility, appliance list. Photos of the unit on handover day settle deposit disputes.
Viewing handling, Manila-style
- Traffic is the realtor's tax: cluster viewings by district (Legazpi morning, BGC afternoon). Offer video walkthroughs for abroad buyers — our listings carry images and video natively.
